Operating Method
Communication is key! That’s why all the information regarding the lease conditions and our procedures will be provided to you during your visit to the property. The rules forms and other documents will also be provided to you before the lease is signed.
Getting In Touch
You can contact us by email, text messages, or phone calls. We should be able to respond within 48 hours. We notify tenants at least 48 hours in advance if we need to make repairs or for any other reason we need to visit.
DURING THE YEAR
OPERATIN METHOD
SPRING

​A visit will be conducted each spring to check the condition of the property and to address any questions or comments you may have about it. We will also collect postdated checks at that time.
Mid-March

Around mid-March, you will receive a letter regarding the rent increase if your lease ends on June 30, which is the case for the majority of tenants.
HOLIDAYS

A follow-up email will be sent to you around the holiday season to address any questions and comments you may have about the property. There will also be an email regarding the preparations to be made in the property for winter around that time.
4 MONTH
-
For tenants with furnaces in their units, an email will be sent every 4 months with instructions.
Mid-February

The RL-31 slips for tax purposes will be sent to you by mail around mid-February.

To ensure everything goes smoothly and that we all have a positive experience, it is important to establish responsibilities and basic rules.
TENANTS

Take care of the property and return it in the condition it was in when it was handed over to you when you move out. This does not refer to normal wear and tear.

Remain available when tenants want to contact the owner in case of major breakages or general questions.

Clearly understand the rules sheet that was provided, and don’t hesitate to contact us if you have any questions about it.
Always pay the rent on time or in advance.

Ensure that tenants understand our procedures and the signed documents to make their stay in our properties easier.
Take care of repairing major breakages that may occur during the rental period and complete the repair within a reasonable timeframe, depending on the severity of the issue.

Contact us if a major breakage occurs in the property so that we can ensure the repair is done as quickly as possible to prevent further damage.
