Functioning
Here is the main information concerning our operation during the year:
Communication is the key! It is for this reason that all the information concerning the conditions of the lease and how we work will be sent to you during your visit to the accommodation. The building regulations and other forms will also be provided to you before the signing of the lease.
-
A visit during each spring will be made to check the condition of the accommodation and to answer your questions and comments concerning it. We will also collect post-dated checks at this time.
-
Around the mid-March, you will receive a letter regarding the rent increase if your lease ends on June 30, which is the majority of cases.
-
A follow-up email message will be sent to you near the holiday season to answer your questions and comments regarding the apartment. There will be an email message about the preparations to be made in the apartment for winter near this time.
-
For tenants with furnaces in their apartment, an email will be sent every 4 months with instructions.
-
RL-31 tax slips will be mailed to you at mid- February.
-
You can contact us by email, text or call. We should be able to get back to you within 48h. We notify tenants at least 48h in advance if we come to make repairs or for any other reason.
Landlord/Tenant Responsibilities
Here is the non-exhaustive list of responsibilities that we consider the most important for tenants and owners.
*Tenants*
-
Take care of the apartment and restore it to the state in which it was given to you when you move out. We are aware of the normal wear and tear of the housing.
-
Understand the rule sheet that has been given and do not hesitate to contact us if you have any questions regarding it.
-
Always pay the rent on time or in advance.
-
Communicate with us if a major breakage has occurred in the apartment so that we can make sure to make the repair as quickly as possible to avoid additional damage.
*Owners*
-
Remain available when tenants want to communicate with the owner in the event of major damage or general questions.
-
Ensure that tenants understand our procedures and the documents signed to facilitate their stay in our accommodations.
-
Take care of repairing major breakages that may occur during the rental and make the repairs within a reasonable time depending on the severity of the breakage.
-
Make sure the apartment is safe by following up with the tenants.
